Rimington Advisory.....quietly going about business

One of the main reasons people are entrusting their property purchases to a buyer's agent or advocate is that they have lost faith in Real Estate agents to play the game fairly and honestly. A big statement but true in many of the cases that we can attest to with clients that have entrusted Rimington Advisory to act on their behalf.

Buyers are often open to the misquoting of prices, using price ranges and whilst the industry has attempted to clean up its act and become more transparent, the abuse of the system is still a major concern to most industry participants. The only way that one can overcome these practices is to be fully educated about the market, current prices and how the various marketing strategies work.

Strategies that often cause buyers anxiety are EOI (expression of interest) Unless Sold Prior, POA (price on application) the Tender process (more common in commercial dealings) and even the traditional For Sale method, that has now mutated into various configurations all of which confuse and frustrate buyers.

Whilst agents work for sellers or vendors, advocates or buyers agents are there to work solely for the buyer and to negotiate the best possible deal for the buyer. The reality is that advocates deal with agents every day and often rely on agents to provide information on new listings or listings that are "Off Market". This reliance on the agents is a fact of life as many properties are purchased where an agent has called to say that they have just listed a particular property and would we have a buyer to suit.

This relationship is important to both parties and we at Rimington Advisory believe that a professional respect for agents should exist, where we deal firmly, with a dogged determination to get the best possible deal for our clients, but where a respect is given to the agent for their role in the process. Unfortunately some advocates treat agents with disdain and go out of their way to disrupt Auctions, attempt to intimidate other buyers and basically act in an unprofessional and child-like manner.

At Rimington Advisory we will always act in the best interest of our clients and negotiate as hard as humanly possible to achieve the desired result. We do however practice our craft with dignity, professionalism and with the utmost respect to all parties involved. And should we feel that a vendor or their agent is being unrealistic and or a deal cannot be reached, we will politely walk away, knowing that there will always be another suitable property on the market before too long.

Our director Tim Reynolds has been actively involved in the real estate and property market since 1983 and has seen the highs and lows of several booms and busts. As we have experienced a growth market for the last 17 years, many agents and advocates have only ever experienced a growth market and as such do not fully understand or had the experience of working through a declining market. Tim is not only qualified as an Estate Agent but also holds a Bachelor of Business in Property from RMIT University.
